Full proposal: The restoration of a rural 3 bedroom vernacular farmhouse for self-catering tourist accommodation located within the grounds of a well established Airbnb in line with TOU3 and TOU4 of the LCCC Local Development Plan 2032. The accommodation will provide 3 ensuite bedrooms a kitchen / dining area and a separate reception room. The old farmhouse has been stabilised in recent months with the dismantling of dangerous chimneys provision of internal foundations roof repairs some replacement windows and doors new facias guttering and drainage and the removal of invasive vegetation. Some stud walls have been removed but the original internal solid walls and external openings of the building are unaltered. The refurbished building will occupy the original footprint of the old farmhouse with no extensions. The only alteration is a dormer above the single storey part of the dwelling which is considered permitted development if this application is approved. It is anticipated that the building will be categorised as Sui Generis. This application is in line with LCCC Development Plan Position Paper 9 2.6 3.32 3.33 PPS21 RDS Tourism policy RG4 and the SPPS plan to sustain a vibrant rural economy by supporting tourism development of an appropriate nature location and scale in rural areas . The property will receive solar panels this summer in keeping with the sustainable objectives of the project.
