Full proposal: 1. Remove single storey bathroom & external store structure to the north open & extend existing kitchen with a new build extension with slimline aluminium framed double glazed sliding doors two conservation lantern rooflights creating an open planned kitchen/dining/living area new shower room with aluminium letterbox style window internal store & boiler room. 2. Remove existing french doors in lounge. 3. Remove toilet replace stud wall in kitchen/dining creating a utility room with sink & a solid cavity wall with an external store behind. 4. Raise all ground floor to be same level throughout. 5. Change Economy 7 heating & hot water system to Phoenix Gas. 6. Rewire & update electric wiring. 7. Remove existing stairs form new opening in existing floor space & install new stairs to comply. 8. Reposition small bedroom stud wall door & architrave to allow for a larger bedroom. 9. Chimney to be re-built in brick & lime render to match existing. 10. Replace plastic gutters/soil/downpipes with aluminium rainwater goods. 11. Strip off existing roof replace using reclaimed natural Bangor Blue slates roof shield underlay which negates the need for any additional ventilation or put in place a ventilation system. Install attic access & loft ladder. 12. Repair/fix damp issues inc. repainting exterior render paint removing rear dining room wall plaster to expose stone wall. 13. Reposition lounge/study stud wall. 14. Replace 2/2 timber sash window & timber casement window at the back of house due to expansion works. 15. Update roof insulation & cavity wall insulation. 16. Raising dressing room floor level to same height as other first floor rooms replace the southerly one and a half-storey projection to a double-storey below existing old house roof. Raise & reposition dressing room door height entrance. Create new en-suite within dressing room. 17. Revise all plumbing & sewage ventilation to comply. 18. Carefully remove the remaining boasted Shambles painted rendered wall under the pair of three-centred arch window opening repari and make good with traditional (local character) lime & mortar joints.
